[inaudible] washington will be 48 housing units for homeless transitional age youth and very low-income at 800 presidio avenue and at 1036 mission, which will have approximately 80 units of affordable housing for formally homeless and very low-income families, this project is awaiting notification of award of two state funding opportunities expect at the end of this year. all four of these projects are expected to start construction next year. the housing trust fund was designed to go beyond being a 30 year source of affordable housing funding by creating meaningful incentives for market rate developers to build affordable housing units on-site. so, while it's too early to tell how effective that part of the housing trust fund has been, i'm open to other ways that we can invent advise the creation of affordable housing in market rate developments, i believe this allows us to grow the city in an equitable way and is in line with many of our housing
